nestegg_properties Before we start touring homes, we sit down and talk. And I mean really talk. We go over the buying process, timelines, contracts, inspections, financing, contingencies, and all of the things that most people don’t think about until they’re already trying to make decisions quickly. I’ve learned over the years that buying a home feels a lot less stressful when you understand the process before you’re emotionally attached to a house. A lot of buyers want to jump right into showings, and I understand why. Looking at houses is the fun part. But my goal isn’t just to unlock doors. My job is to help you understand what happens after you find the house you love. What does the contract actually say? What deadlines are you agreeing to? What happens during inspections? How do negotiations work? What should you expect between an accepted offer and closing day? I’d rather spend extra time answering those questions upfront than have my clients trying to learn everything in the middle of a competitive situation. When the right house comes along, I want you focused on the decision itself, not scrambling to understand the process. Every client is different. Some have bought homes before. Some haven’t purchased in years. Some are first-time buyers with a lot of questions. My job is to meet people where they are and make sure they feel informed before we ever start writing offers. Before I put up a For Lease sign, I’m thinking about pricing, marketing, tenant qualifications, property condition, maintenance items, and how to attract the right applicant for both the property and the owner. Utility transfers, changing locks, unpacking boxes, setting things up, figuring out where everything goes… and almost every new homeowner says the same thing: “I just want to deep clean everything before we fully settle in.” So one of my favorite closing gifts to put together is a practical one. Cleaning supplies, paper towels, trash bags, little things people always end up needing right away but usually forget to buy in the middle of a move. It’s simple, but thoughtful. A lot of Gen Z buyers are entering the market with great questions, strong financial awareness, and a real desire to understand how the process actually works before making decisions. That’s one of the reasons I care so much about education and taking time upfront with my clients. Buying a home at a young age can feel intimidating at first, but with the right guidance and preparation, it absolutely can be achievable.
