"If you’re looking to sell your home in the Ann Arbor area, stop your realtor search now and call Evelyn Roberts at NestEgg Properties! From the moment we connected, it was clear Evelyn is an expert broker in the local real estate market—her knowledge is second to none. We wanted to get our house sold quickly, and thanks to Evelyn’s professionalism, efficiency, and strategic approach, we had offers within a week of putting
"Evelyn helped us purchase our Ann Arbor home remotely, taking the time to give us virtual tours and shared her extensive knowledge of the community, and doing so with professionalism and transparency, including her commitment to not serve as a dual agent, which was an important point for us. Through some tough negotiations, we finally found our home, and would highly recommend Evelyn!"
"Evelyn was a great resource, partner, and negotiating shark in our home buying process! In an industry where agents are not always incentivized to act fully in the buyers' interest, it was clear she actually cares. We were house hunting remotely (after having a mediocre experience with our first house and agent), so I found her through the other reviews here saying she was good for that. We had an initial call but what sea

This is one of the first things I do when meeting with a seller.

I walk through the home, take notes, and start building a game plan. What should stay? What should go? What should be repaired? What will buyers notice right away?

Sometimes the answer is a weekend of cleaning and decluttering. Sometimes it’s a larger project.

Every house is different.

The goal isn’t to make a home perfect.

It’s to help sellers focus on the things that will have the biggest impact before we go live.

A lot of the work that goes into a successful sale happens before a property is ever listed.

I started doing this because I kept getting asked the same questions over and over again.

Questions about property taxes.
Questions about new construction.
Questions about renovations.
Questions about investment properties.
Questions about neighborhoods and what it’s really like to live in Ann Arbor.

After a while, I realized that if one client was asking the question, there were probably a lot of other people wondering the same thing.

So I started writing.

I believe people make better decisions when they have good information. Unfortunately, a lot of real estate advice online is oversimplified, outdated, or doesn’t apply to our local market.

The blog has become a place where I can share what I’m seeing, what I’m learning, and the conversations I’m having with clients every day.

If you’ve never checked it out before, the link is in my bio. There’s a good chance I’ve already written about something you’ve been wondering about.

I get it. They can make an older home look charming.

The problem is that they can also hold moisture against the brick, damage mortar over time, and they’re a pain to remove once they’ve really taken hold.

I’ve spent enough time renovating and maintaining properties to know that some of the things that look good aren’t always good for the house.

Just one more item to add to the spring maintenance checklist.

It’s because they’re being asked to make important decisions without enough information.

That’s why I spend a lot of time with buyers before we ever start touring homes.

We talk through goals, timelines, budgets, concerns, and the questions people don’t always know to ask yet.

A home purchase is rarely just about the house itself. It’s about your finances, your lifestyle, your future plans, and making sure the decision still feels right long after closing day.

My job isn’t to convince you to buy a house.

My job is to help you understand your options so you can make a decision that’s right for you.

If you’re thinking about buying your first home, I’d be happy to help you build a plan.

Most of the conversations I have with clients are about their goals, priorities, timing, finances, family, future plans, and what they want life to look like a few years from now.

That’s why I don’t believe in a one-size-fits-all approach.

Every client comes to the table with different experiences, different concerns, and different questions. My role is to help them sort through the information, understand their options, and make decisions that align with their goals.

Whether you’re buying your first home, moving into your next chapter, or exploring investment opportunities, I believe good decisions come from having the right information and a clear plan.

Real estate can feel complicated. My job is to help make it make sense.

#annarborrealestate #michiganrealtor #nesteggproperties #homebuyingtips #realestateadvice 3 One of the things I’ve learned after more than 15 years in real estate is that very few decisions are actually about the house. Most of the conversations I have with clients are about their goals, priorities, timing, finances, family, future plans, and what they want life to look like a few years from now. That’s why… Before we start touring homes, we sit down and talk.

And I mean really talk.

We go over the buying process, timelines, contracts, inspections, financing, contingencies, and all of the things that most people don’t think about until they’re already trying to make decisions quickly.

I’ve learned over the years that buying a home feels a lot less stressful when you understand the process before you’re emotionally attached to a house.

A lot of buyers want to jump right into showings, and I understand why. Looking at houses is the fun part.

But my goal isn’t just to unlock doors.

My job is to help you understand what happens after you find the house you love.

What does the contract actually say?

What deadlines are you agreeing to?

What happens during inspections?

How do negotiations work?

What should you expect between an accepted offer and closing day?

I’d rather spend extra time answering those questions upfront than have my clients trying to learn everything in the middle of a competitive situation.

When the right house comes along, I want you focused on the decision itself, not scrambling to understand the process.

Every client is different. Some have bought homes before. Some haven’t purchased in years. Some are first-time buyers with a lot of questions.

My job is to meet people where they are and make sure they feel informed before we ever start writing offers.

For me, that’s where a successful home purchase really begins.

I’m also a wife, mom, investor, property manager, DIYer, reader, plant enthusiast, and someone who always seems to have a project going.

In reality, a lot happens before a property is ever advertised for rent.

Before I put up a For Lease sign, I’m thinking about pricing, marketing, tenant qualifications, property condition, maintenance items, and how to attract the right applicant for both the property and the owner.

My goal isn’t just to fill a vacancy. It’s to help property owners protect their investment while creating a positive experience for future tenants.

A good rental is a win for everyone involved: the owner, the tenant, and the property itself.

wow! Great knowledge drop!!👏
Oh I can vouch for you there! Leaves lines on the exterior paint and even brick that is super hard to scrape off. House will need to be fully scraped and repainted if the Boston Ivy is there too long! Dealing with that now!

@rachelonthedaily thank you so so much! ✨💛
That’s such a great perspective. The house is the “what,” but the real value is helping people understand the “why” behind the move. Clear information, a smart plan, and the right guidance make all the difference.
